    Residential Property Insurance from Direct Line gives you the cover you need as the landlord of one or more rented residential properties.

    Direct Line Landlord Insurance is for landlords or buy-to-let owners who:

    • Own or manage up to five residential properties
    • Are responsible for insuring the building or freehold
    • Offer properties with tenancy agreements of six months or more
    • Let properties to tenants who are not students or DSS beneficiaries

    If your property or portfolio includes both residential and commercial use, please see the Direct Line commercial property policy, which can cover a mixture of both.

    Whether you just run a single property on a buy-to-let basis, or manage a portfolio of rental properties, you could be at risk from fire, theft, malicious damage, and public liabilities, amongst others. Direct Line's Residential Property Insurance covers you against each of these risks as part of its comprehensive standard cover and then allows you to tailor your policy for your own purposes, adding optional extras or increasing cover levels to suit your particular requirements.

    Standard Cover


    Our standard Residential Property policy includes:
    • A range of protection including buildings cover as well as public and property owners liability
    • Equipment breakdown as standard
    • Alternative accommodation costs up to 20% of the sum insured
    • Glass replacement and locksmiths
    As well as increasing many of the above limits you can extend:
    • Landlords contents, including those contained within communal areas
    • Loss of rent following a claim
    • Employers' Liability
    • Personal accident

    Buildings: cover against damage to your building including fixed glass and landlord's fittings, arising from perils such as fire, flood and theft.

    Public liability: up to £2 million of cover for compensation payable arising from injury to third parties or damage to their property caused by you in the course of your business and for which you are held legally liable. You can increase the limit of cover if required.

    Optional Covers


    Landlord's Contents: cover for fixtures and fittings, furniture, furnishings, utensils and domestic appliances belonging to you arising from perils such as fire, flood and theft.

    Rent Receivable: cover against loss of rental income caused by damage to your property, plus reasonable additional expenses to mitigate the effects of the damage you suffered. Cover includes provision of alternative accommodation and up to £10,000 and book debt cover.

    Employers' Liability: up to £10 million of cover against compensation claims by your employees injured in the course of employment by you where you are held legally liable, as well as expenses and legal costs arising from such an injury.

    Personal Accident: benefits are payable in the event of the death or temporary or permanent disablement of specified employees arising from an accident.

    Equipment Breakdown: cover against direct physical damage to equipment resulting from breakdown, building collapse or events such as boiler explosions.
